Our Modernized Bathrooms and Powder Room

Master Ensuite and Guest Bathroom

Our guest bathroom and master ensuite are nearly identical in design with the exception of the freestanding tub. We used the same tiles, hardware, and countertops to keep everything simple and consistent even though they’re located in different parts of the house.

We were very selective in the hardware we wanted: they had to be matte black with rounded plates and edges (will update this post with more pics later). Everything from the towel bars to the faucets and even the toilets took a while for us to source because we wanted the right designs at the right prices.

A question I’m often asked is whether black hardware is hard to maintain, especially in the bathrooms. We’ve been here for a year now and it’s safe to say that none of our faucets have water stains or have faded.

Our bathroom faucets actually had some orange stains in the beginning, but they no longer appeared after we switched to a soft water system three months into living here. I’m not sure if soft water solved the issue, but this was just our experience.

Instead of buying new mirrors, we added a flat trim around the existing builder mirrors to update them without the added cost.

In the master ensuite, we matched the tiles in the niche with the shower’s floor tiles and added a black trim to make the niche pop. We went with squared and sharp hardware for this shower, rather than the rounded hardware we used throughout the house. We absolutely love this overhead shower. It has the perfect pressure and the handheld arm is useful for times you don’t want to get fully wet. They can actually both be turned on at the same time.

Powder Room

Most of our house is very bright with clean, straight lines. The powder room is where we wanted to have some fun. It’s such a small space and is a high traffic area when we have people over, so we wanted to use the opportunity to make it special. The mood was incredibly hard for me to capture on camera and I used a wide angle lens in the photos above so it might be slightly distorted. The lighting is actually warmer and darker in person.

We went with matte floor tiles in here, but wouldn’t recommend using them for spaces larger than this. We had matte tiles in our previous home and regretted immediately. They looked great, but were very high maintenance because they needed to be cleaned constantly.
